For many people, foreclosure does more than close the door on your home but it also closes the door on your family’s dreams. However, foreclosed homes give them hope.

In California and elsewhere, foreclosure tours are popping up. There are so many foreclosed homes available real estate agents and other entrepreneurs starting setting up foreclosure “tours”.

Many types of people are taking these tours. Some people are looking to find their first house. Some couples looking for their first home may not be able to find a house that is within their budget. A foreclosure tour would be ideal in this situation. Some people may be looking for an investment property to rent out. Others may be looking for a second home. An elderly couple with family that lives far away may consider a home they can retire in that is closer to their loved ones.

Cesar Dias, a realtor in California started with the idea of the foreclosure tour and his idea has spread to many different areas. After national news stations began reporting on Dias’ tours, foreclosure tours have become commonplace in places such as Florida, Las Vegas, and San Diego.

Real Estate agents believe that the tours are a very good thing. Many people do not have the time or gas to go touring homes. Agents can get into homes that may be inaccessible to them.

The tours started in September of 2007 with a singular bus and there are currently three buses. Buses take two trips every Saturday. The trips start at 11:30 and last for about two hours. There are typically about ten properties to show potential home buyers. The offers on the house will vary from week to week but if a potential buyer’s offer is not accepted, they will most likely return the next week.

Though many of the people going on these tours are real estate investors, the majority of them are first-time home buyers. Many of these buyers want a good bargain as well as amenities. Being able to get a good bargain is what attracts potential home buyers the most. Since foreclosures are so numerous now, potential home buyers have a lot of homes to choose from. It is really only a matter of finding the particular home that is right for them. Foreclosure tours are allowing the potential homeowner to see houses that may not be exposed to the general public.

Home builders need not be worried about the increasing popularity of foreclosure tours. Buyers who want to purchase a new home may not look at foreclosure properties. Builders have also responded to the market by cutting down on construction and inventory.

Though foreclosure tours can be a good thing for the potential home buyer, there are a few things that should be remembers. First, remember that you are buying something that is used. The home could have problems that you are not aware of. It is a good idea to hire a property inspector with a good reputation to assess the condition of the property. Also remember to have the funds available immediately to buy the home. If you hesitate, another buyer will jump on it and your dream home could disappear in an instant.
